FTC Distributes $47.2 Million to Consumers Misled by Invitation Homes
The Federal Trade Commission is issuing over $47.2 million in refunds to consumers misled by Invitation Homes regarding undisclosed fees and unlawful charges.

The Federal Trade Commission (FTC) is sending checks totaling more than $47.2 million to consumers who were deceived by Invitation Homes, a major landlord of single-family homes. This action follows a lawsuit filed by the FTC in September 2024, which accused Invitation Homes of various unlawful practices against renters.
The FTC's complaint highlighted several deceptive actions by Invitation Homes, including misleading applicants about lease costs, charging undisclosed fees, and failing to inspect homes prior to tenant occupancy. Additionally, the company was found to unfairly withhold security deposits from tenants upon their departure, imposing charges for normal wear-and-tear and pre-existing damages.
As part of the settlement, Invitation Homes agreed to pay $48 million to compensate affected consumers. The company is also required to provide clear disclosures of leasing prices, implement fair policies for security deposit refunds, and cease other unlawful practices.
Eligible consumers are those who paid Invitation Homes $45 or more in covered fees between January 2021 and September 2024. A total of 444,131 consumers will receive checks, which should be cashed within 90 days. Those who have already received a credit or refund from Invitation Homes are not eligible for this payment.
