Czech Authority Halts Investigation Against Seznam.cz After Pricing Commitments
The Czech competition authority has closed its investigation into Seznam.cz for potential abuse of dominance after the company agreed to amend its pricing rules for real estate agents on the Sreality.cz platform.

The Czech competition authority, known as ÚOHS, has terminated its administrative proceedings regarding Seznam.cz, a.s., concerning possible abuse of dominant market position. This decision follows Seznam.cz's proposal to adjust its pricing rules for real estate agents advertising on the Sreality.cz platform.
The investigation focused on Seznam.cz's alleged anticompetitive behavior, where it charged significantly higher unit prices—up to 50 times more—for advertisers with fewer listings compared to those with larger volumes. Additionally, pricing varied by region and included discounts based on whether the advertiser was part of a real estate franchise or an independent agent.
As part of the resolution, Seznam.cz committed to revising its pricing structure for Sreality.cz, ensuring a reduction in the base unit price for property listings. The new pricing will be uniform across all real estate agents, eliminating regional price differences.
Furthermore, Seznam.cz agreed to moderate its discount progression and implement lower volume discounts for agents affiliated with franchise networks. This change aims to enhance the competitive position of smaller independent real estate agents, who typically post fewer listings. The revised pricing is expected to be implemented within 90 days of the decision becoming legally binding.
Given Sreality.cz's strong market presence in real estate advertising, the authority emphasized that companies with dominant positions are subject to stricter regulations. The acceptance of this commitment decision does not imply that Seznam.cz violated competition law, but it effectively addresses potentially harmful competitive practices.
